Patio doors fail for predictable reasons — most of them caused by poor installation, deferred maintenance, or cheap materials. Here's what homeowners near Toledo deal with constantly.
The door drags, requires force to open, or jumps off the track. Usually caused by worn rollers, bent tracks, or the door settling out of level.
Fix: Replace rollers, straighten tracks, adjust door level
Water gets in during rain, especially at the bottom track or corners. This means the flashing is missing, the weatherstripping is shot, or the door wasn't sealed properly during installation.
Fix: Install proper flashing, replace weatherstripping, reseal exterior
You feel cold air coming through the edges of the door in winter. Weatherstripping is worn out, the door isn't closing properly, or there are gaps in the frame.
Fix: Replace weatherstripping, adjust door closure, seal gaps
The glass is foggy between the panes (seal failure) or cracked/broken. Double-pane insulated glass units eventually fail, especially on cheaper doors.
Fix: Replace insulated glass unit (IGU), upgrade to better quality glass
The lock doesn't catch, the latch is misaligned, or the handle is broken. This is a security issue and needs to be fixed immediately.
Fix: Adjust strike plate, replace lock mechanism, realign door
Wood rot or soft spots around the bottom of the door frame or sill. This happens when water leaks aren't fixed and moisture gets into the framing.
Fix: Remove rot, replace damaged framing, install proper flashing
Water leaks lead to rot and mold. Broken locks are a security risk. Drafts cost you money every month. Sticking doors eventually fall off the track completely. Call us before a small problem becomes an expensive one.
Call (419) 540-4264 — We'll Fix ItNot all contractors install patio doors correctly. Here are the mistakes we see all the time — especially from big-box store installers who rush through jobs.
The installer doesn't check level or plumb before securing the door. This causes the door to stick, sag, or not latch properly. It's the most common mistake we see.
We always check level and plumb with precision tools before securing any patio door.
No flashing installed above the door, or flashing installed incorrectly. Water gets behind the door frame, causing rot, mold, and structural damage over time.
We install proper flashing on every patio door to prevent water infiltration.
Using too few shims, placing shims in the wrong spots, or not shimming at all. The door frame distorts when screws are tightened, causing operational issues.
We use proper shimming techniques at all anchor points to prevent frame distortion.
Not installing adequate weatherstripping or skipping exterior caulking entirely. This leads to drafts, air leaks, and energy loss immediately.
We install quality weatherstripping and seal all exterior gaps properly.
Assuming the rough opening is the right size without measuring. The door doesn't fit properly, gaps are too large, or the frame is forced in.
We always measure the rough opening before ordering or installing any door.
Installing the door and walking away without testing operation, adjusting rollers, or fine-tuning the fit. The door works poorly from day one.
We test and adjust every door to ensure smooth, proper operation before we leave.
A patio door installed correctly will last 20+ years. One installed poorly will start failing within the first year. We do it right — the first time.
These are actual patio door jobs we've completed for homeowners in the Toledo area. No made-up stories — just real problems and how we fixed them.
Completed: October 2025
Homeowner called us because water was coming in around their sliding patio door every time it rained. The carpet near the door was always damp and starting to mold.
The door had no flashing installed above it. The exterior caulking was cracked and missing in several spots. Water was running down the outside wall and getting behind the door frame.
Removed exterior trim, installed proper flashing, resealed all exterior joints with quality caulk, and replaced the weatherstripping. Also inspected and dried out the framing (no rot, fortunately).
No more leaks. Homeowner said it's the first time in 3 years they haven't had water coming in during storms.
Location: Maumee, OH
Completed: December 2025
Sliding patio door was so difficult to open that the homeowner had to use both hands and brace their foot against the frame. It would stick and jump on the track.
All four rollers were completely worn down — basically rolling on metal nubs instead of wheels. The track had dirt and debris buildup. The door was also slightly out of level.
Removed the door, replaced all four rollers with heavy-duty replacements, cleaned and straightened the track, re-leveled the door, and adjusted the height for proper clearance.
Door slides smoothly with one finger. Homeowner was shocked at how easy it was supposed to work.
Location: Sylvania, OH
Completed: January 2026 | Service Type: Complete Replacement
20-year-old sliding patio door with foggy glass, rot around the bottom frame, and drafts so bad you could feel it across the room. Homeowner wanted it replaced entirely.
The glass seal had failed years ago. Water had been getting in through the bottom, causing significant rot in the sill and lower framing. The door needed full replacement.
Removed the old door completely, cut out all rotted framing, replaced with treated lumber, installed proper flashing, and installed a new energy-efficient sliding door.
No more drafts, no more fog, smooth operation. Homeowner said their heating bill dropped noticeably the first month.
